1. The service

EastsideLots ("the Service") provides Washington State real-estate data — parcel records, zoning eligibility, skip-trace contact information, and AI-generated investment analyses — for permissible business use by real-estate investors, builders, and brokers.

2. Permissible use

Skip-trace and owner-contact data is provided under the Fair Credit Reporting Act (FCRA) and Gramm-Leach-Bliley Act (GLBA). You may use it to evaluate real-estate acquisitions, contact property owners about their property, and conduct related business activities. You may NOT use it for consumer-credit decisions, employment screening, tenant screening, insurance underwriting, or any other use prohibited by FCRA / GLBA. Violating this clause terminates your account immediately without refund.

3. Subscription and billing

Plans renew automatically at the price published on the pricing page at the time of renewal. Cancel anytime from your account; access continues through the end of the paid period. We do not refund partial months.

4. Data accuracy

Parcel data is sourced from county assessors and public records. Skip-trace data is sourced from third-party aggregators (Tracerfy, BatchData). Proforma estimates use industry-standard cost benchmarks. None of it is guaranteed to be accurate, current, or fit for any particular purpose. You are responsible for verifying anything you rely on for a transaction.

5. Account security

You are responsible for keeping your password confidential. We use bcrypt to hash passwords and signed cookies for sessions. Report any unauthorized access to edsar@kw.com immediately.

6. Liability

The Service is provided "as is" without warranties. Our maximum liability for any claim is the amount you paid us in the 12 months preceding the claim.

7. Changes to these terms

We'll email you at least 14 days before any material change. Continued use after the change date constitutes acceptance.
